What is our standard lease term?
Our standard lease term is 3 years with security of tenure.
Do you require a security deposit / bond?
Yes, all Towndoor leases are subject to a security deposit, the amount of which is based on a tenant-by-tenant basis and is agreed prior to the signing of the lease.
What is the tenant responsible for during the lease term of an occupied property?
Towndoor’s leases are Internal Repairing & Insuring, meaning Towndoor is responsible for insuring and maintaining the building’s shell, structure, and shared areas. The tenant is responsible for all internal aspects of the property including fixtures, fittings, electrical and gas installations.
Can the automated security gates be opened out of hours?
Yes, you will receive digital fobs that allow you to open the security gate which your property is situated within. Additional fobs can be purchased through Towndoor.
Can tenants gain access to the site CCTV equipment?
Yes, tenants can subscribe to utilise the CCTV cameras appropriate to their property. For more information, please contact the office team who can provide you with details.
Is there an app tenants can use to report issues or find important documents relating to their tenancy?
Yes, tenants have free access to the Re-Leased Tenant App on their mobile devices. For more information, please contact the office team who can ensure you are set up on this.
How often must a roller shutter or loading door be serviced?
Roller shutters and loading doors must be serviced every 6 – 12 months, Towndoor can assist you with arranging this if required, please contact the office team for more details.
How often should the fixed electrical installation be tested and inspected?
The electrical installation should be tested and inspected every 3-5 years depending on the nature of the property and it’s use, by a qualified electrician who is NICEIC or NAPIT registered. Towndoor can assist you with arranging this if required, please contact the office team for more details.
How often should any gas installations be serviced and inspected?
Gas installations such as boilers and space heaters should be serviced annually by a qualified Gas Safe engineer. Towndoor can assist you with arranging this if required, please contact the office team for more details.
How often should a fire alarm be serviced and inspected?
Fire alarms should be serviced and inspected every 6 months by a BAFE accredited fire alarm engineer. Towndoor will usually arrange these on behalf of tenants where properties share a fire alarm system.
How often should fire extinguishers be serviced?
Fire extinguishers must be serviced annually by a qualified contractor with the date of servicing clearly marked on each piece of equipment.
How often should PAT testing be carried out on portable devices?
PAT testing should be carried out annually by a qualified contractor, the details of which should be recorded and any failed items removed the property.
Is a Fire Risk Assessment required when occupying a property?
Yes, a tenant must supply Towndoor with a Fire Risk Assessment within 90 days of tenancy commencement and then supply annually upon review.

What is a service charge?
The service charge helps Towndoor look after the sites and keep them well maintained, it is proportioned out based on the percentage of the site a respective unit occupies. We follow RICS guidance when setting the service charge budgets.
